This hotel used to be someone's residence, so you feel like you're living at a large villa in Mexican series. The rooms are nice, all of them are different. The hotel has a good territory for relax and hide away. It's away from Pattaya center, the beach is quiet and nice. 7- eleven is 2 minutes away. The only problem is lack of restaurant. I've been to Pattaya several times and disliked it's hotels (old, smelly) and beaches (dirty and overcrowded). Here you get a real retreat, the beach is nice and quite and 10 meters from your room. And still you're 5-10 minutes ride from all the shopping centers, bars and nightlife. Free wifi.

the beach is amazing, the environment is excellent
the stuff don't speak good English, and the taxis all have difficulty to find it.

The staff was friendly and helpful during my xmas stay, offering excellent recommendations for local activities and restaurants. The rooms were spacious and equipped with comfortable beds. The beach was easy to access and offered plenty of space to relax.
My experience at this hotel was very disappointing. The cleanliness of the rooms left a lot to be desired, with a musty smell and dirty linens.

Nothing! Being located directly onto the quiet sandy beach is the only positive feature for the daytime, but it's also popular for young Thais to party all night in the beach area next to the house so it was just as noisy as being in downtown Pattaya at 2am. Only a few small restaurants and a 7/11 are nearby and it's a 2km walk along the paved beach path to Jomtien.
Everything! Yes it has character and is certainly different, but the property is very run-down and the facilities are basic to say the least, making it vastly overpriced. Our double room did have a great sea view but was very small and had no wardrobe or anywhere to put clothes apart from a coat stand with two hangers. There was no safe box and the tiny balcony was shared with the next room. Our clothes therefore remained in our suitcases, in which we also had to lock our valuables. Neadless to say no tea or coffe making facilities, although there was a fridge in the room and complimentary water. The staff consists of one boy with reasonable English and one lady who does everything (including run the beach drinks stall) and speaks very little English, but to be fair she always tried her best and was helpful when we could find her. There was a heavy rainstorm in the evening and it was a surreal experience being the only people in the house and no sign of any staff (no other guests staying). Just the two of us, the lizards, cats, and bugs! Oh and the rain ran in through the bedroom windows. I have stayed in better places during my backpacking days and if the price was about a quarter of what was charged then it would fit nicely into this category and would be ok for a night or two maximum (by the way they charge even more for Friday/Saturday). I have stayed in many hotels worldwide booked on the internet and read other people's reviews before I make a decision and this is the first time I have been so disappointed that I feel the need to warn other travellers. We changed our booking and moved into a fantastic luxury one bedroom suite in a serviced residence just 60 metres from Jomtien Beach road which was several hundred Baht cheaper per night, and felt so relieved that we had escaped back to civilisation.

The staff were kind and helpful, and the basic amenities in the rooms ensured a comfortable stay. I particularly enjoyed the breakfast, which offered a variety of American-style options.
All was more than satisfactory.

I recently had a delightful stay at a beachfront retreat. The location was fantastic, with the beautiful beach just steps away. The hotel staff were very friendly and helpful, ensuring that all my needs were met. The rooms were nicely furnished, and I was impressed with the attention to detail. There was even air conditioning, which made my stay even more comfortable. Moreover, the inclusive breakfast was a lovely touch, and the prices were reasonable.
All in all, my stay at this hotel was fantastic.

We appreciated the peacefulness that the retreat offered, which helped to make our romantic get, away more enjoyable. the lush green surroundings created a serene and romantic atmosphere regardless of the time of day. the room was comfortably sized with sweet aroma which gave it a pleasant welcoming feeling.
The lack of cleanliness in the hotel, which gave the property a run, down feeling. the worn, out towels and unclean floors were certainly not in line with our expectations especially on a romantic trip.

The Wi-Fi signal on the top floor could have been better.

The rooms are basic yet comfortable, equipped with all the necessary amenities. The staff is friendly and accommodating, making sure all your needs are met. Additionally, the hotel's location directly on the beach offers breathtaking views of the sea, perfect for a soothing and relaxing stay. The breakfast served here is delicious and satisfying, ensuring a great start to your day.
All in all, this hotel exceeded my expectations, and I couldn't find any aspect that could be improved upon. It was a wonderful experience from start to finish.
